CBS Help - Scheduling Work  

Scheduling Work for Asset Maintenance & Repairs, Capital Works and General Operational Tasks

When work tasks are scheduled, assigned and tracked, the organisation, as a whole, gains enormous benefit and individual roles / positions are enhanced by ensuring that all activities and responsibilities are under control.

  • The manager can see what's happening, when and where;
  • The scheduling administrator can see what needs to be done and can easily maintain records;
  • The supervisor / team leader understands what needs to be done and can better control worker activities;
  • The worker knows exactly what is expected and what procedures to follow.

The key steps are:
[A] Schedule a 'Job' - the maintenance to be done on an Asset and record each action required as a separate 'Work Item';

[B] Set up the Work Item, update the Maintenance Requirement (to the next due date), then assign a person or contractor to perform the work and issue, print and deliver &/or send the 'Work Order';

[C] After the work has been done, transcribe the information from the hand-written 'Work Docket Return' [the lower part of the Work Order print-out] to the elctronic WDR and set the Job 'Complete'.

Types of Work

PREVENTATIVE MAINTENANCE [Prevent Maint]:
Proactive, regularly scheduled maintenance that is performed on a cyclic basis with the intention of keeping assets in good working condition. Prevent Maint is needed on most facilities, plant, equipment, appliances, etc. Some Prevent Maint involves only simple measures, such as a minor service, while others require rigorous stripping down and rebuilding at regular intervals or after a pre-determined duty-cycle. [Prevent Maint is sometimes also referred to as Routine or Regular Maintenance]

AD-HOC REPAIRS:
Reactive maintenance performed on an asset when an issue is found and, when completed returns the asset to good working condition.

OPERATIONAL WORK:
General work that is assigned that may or may not be related to an asset, for which a historical record is desirable.

PROJECT WORK:
Jobs that are established to achieve the outcomes of a project. The work required may not necessarily be related to asset maintenance. It includes Capital Works, Commissioning & Decommissioning.
